What's your commission?
We work on a revenue-based commission and the rate depends on the property, the operation involved and the agreed level of service. We present the proposal after visiting the property.
Do I have to sign a long-term contract?
No. We work without lock-in periods. We believe the relationship is kept by service quality, not by clauses.
Can I use the property when I need to?
Yes. The property is yours. We just ask for reasonable advance notice to manage the calendar and respect confirmed bookings, and we charge a small symbolic fee.
Do you handle short-term rental licensing?
Yes. We support the full registration process with Turismo de Portugal, the local council, immigration (SEF), the tax authority (AT) and mandatory insurance.
Do you accept empty properties or ones needing work?
Yes, provided they have premium potential. We coordinate whatever is needed to bring the property up to operating standard.
What reporting do I get?
Monthly or quarterly reporting. All tracking is real-time via mobile or web app, with permanent access to revenue, occupancy, bookings and costs. Full transparency from day 1.
How and when do I get paid?
Between 1 and 5 business days after invoicing.
Which areas of Aveiro do you work in?
Central Aveiro, Costa Nova and Praia da Barra. We assess properties outside these areas case by case.
How many properties do you manage per manager?
We deliberately keep a low ratio (< 15 properties per manager). That's what guarantees premium quality.
